This deliberately fictional example uses five regional-style, higher-yield purchases between $420,000 and $600,000. Their modelled rent is only just above normal vacancy, management, rates, insurance, repairs, other costs and interest.
That does not make them safe or easy to find. A rate rise, major repair or longer vacancy can turn a small surplus into a shortfall. Buying five properties also requires deposits, purchase costs, income, borrowing power and cash buffers. Equity alone does not guarantee another loan.
